The construction sector consumes around half of all raw materials and is responsible for a significant share of global CO₂ emissions. A large part of this doesn't arise during building operations, but already during the manufacture and installation of building materials – as embodied CO₂, as grey energy, as a resource that at the end of a building's lifecycle usually ends up as waste rather than a valuable material.

The construction and real estate industry knows this. Concepts for resource-efficient and sustainable building have existed for years. The real challenge in projects, however, lies in aligning sustainability, cost, energy efficiency and comfort in a way that creates no trade-off for developers – but measurable added value.

vyzn and Madaster close this gap: vyzn analyses real estate projects early and holistically – through AI-generated project variants, the platform makes risks and optimisation potential transparent. Madaster complements this with robust metrics on life cycle assessment, circularity and the financial residual value of materials. For the first time, CO₂, cost, energy and thermal comfort can be evaluated together, so that the decisive decisions are made correctly from the start.

Seamlessly integrated

The Madaster software is directly embedded in the vyzn platform. This is made possible by vyzn's Deep Model Processing (DMP), which automatically analyses, corrects and enriches BIM/3D models with information. The processed data is transmitted to the Madaster software, evaluated there and fed back in a standards-compliant format – accessible in vyzn, without switching systems, without manual data preparation. The sustainability assessments are generated directly from the digital building model, can be updated immediately with each new project status focusing on planning phases 0–4, and are therefore available at any point in the decision-making process.

Concrete benefits for real estate projects

vyzn shows at a glance how a project performs in terms of costs, energy efficiency, or comfort (e.g., overheating) – and with Madaster, now also in terms of CO₂ emissions. Project variants can be compared holistically, allowing clients, developers, and planning teams to make crucial trade-offs from the outset.

The life cycle assessment calculates how much CO₂ and embodied emissions are already contained in the building materials – even before the building goes into operation. Circularity assesses which building components can be reused or recycled at the end of their life cycle. Buildings designed circularly today are not tomorrow's waste – they are a raw material repository with measurable residual value.

The evaluations provide early decision-making bases for the targeted optimization of real estate projects, and can also be used for:

  • DGNB Certification TEC 1.6 – up to 150 points (V2023.2), directly from the digital building model, without re-modeling
  • Building Resource Passport – the digital material verification according to DGNB (up to 50 points), EU Taxonomy and BREEAM, automatically generated
  • CSRD Reporting according to ESRS E5 – reliable CO₂ key figures at building and portfolio level, instead of estimates

For existing property owners: Madaster's material catalog remains usable beyond the planning process, as a structured data basis for ESG reporting, renovation planning, and targeted raw material management within the portfolio.
